New warehouse facility sells for US$2.1 million in Melbourne
One of the largest bed linen and product wholesaler in the country, Bianca Enterprises bought an office/warehouse site in the northern suburbs of Melbourne for US$2.1 million.
CB Richard Ellis Director, Industrial & Logistics Services, Dean Hunt negotiated the sale of the Campbellfield facility at 11-13 Glenbarry Road.
Hunt said the property incorporated 3,071 square meters of office/warehouse space in the heart of Campbellfield. "While there are buildings of this size and age available for lease, supply for owner occupiers is very limited," Hunt said.
"Due to this, there was significant interest in the property with some 32 enquiries, which is regarded as very high in the industrial market." The new owner is Bianca Enterprises, an Australian owned manufacturer of bedspreads and bed linen.
The Glenbarry Road property features a drive around warehouse with loading from the front, a rear, high clearance warehouse and a two level office. Hunt said the deal had been finalized amid signs of a significant tightening in Melbourne's northern suburbs industrial market.
"There has been a significant reduction in vacancy over the past 12 months and owner occupiers are finding it increasingly difficult to secure existing buildings to purchase," Hunt said.Those wanting to secure business facilities can choose to buy specially designed buildings or those currently under construction although the asking price will be 30 higher.
