Sydney needs to increase housing supply to grow
New South Wales authorities' plans to make more land available via 30 percent increase in land sales from Landcom will address housing affordability issues.
“The plan’s central logic is correct – Sydney has a clear housing deficit and high development costs add to the problem,” NSW Executive Director Glenn Byres said. “We need new solutions given the enormous demand in the market, with Sydney requiring 26,000 additional homes each year to accommodate future growth."
“Building a robust supply of zoned and serviced land is essential in delivering on the end goal - more new houses hitting the market," he added. “There is clear merit in ensuring greater discipline in the planning, financing and development of infrastructure to support new communities."
“The Coalition has also rightly recognized the ad valorem tax introduced in the last Budget hit homebuyers and project development."
The Property Council of Australia suggests:
• Guaranteeing the housing targets in the Metropolitan Plan are delivered at both a state and local level;
• Wiping away excessive infrastructure levies that add to the cost of new homes;
• The continued need for further reform of the planning system to ensure it is efficient, transparent and responsive.
